You can’t get any closer to downtown Ft. Lauderdale and still live in a single family home than in the Colee Hammock & Las Olas neighborhoods. Graceful living awaits in a large old estate on the New River or a modern condo off world famous Las Olas Blvd. Eat breakfast at the classic Floridian Restaurant or Le Bon Crepe or shop till you drop up and down the Boulevard, then dine at the elegant Mancini’s or the Cheesecake Factory. Get decadent at Kilwin’s chocolatier and then enjoy a romantic gondola ride on the Himmarshee Canal.

Most of the single family homes in this neighborhood are large estate homes on the water or inland with a few smaller homes scattered about. There are many townhomes and condos close to Las Olas, on the New River, and along the Himmarshee Canal, many of these with dockspace available for rent. The area closer to downtown and Las Olas is definitely in transition as newer, larger, and more modern townhomes and condos replace older single family homes and apartments. As far as location is concerned, you can’t get any better than this with the shops of Las Olas at your feet, downtown Ft. Lauderdale and the Riverwalk within walking distance, and the beach and the International Airport within a 10 minute drive.

There are many magnificent mansions on the New River, have from 100’-200’ waterfront. You need 5’ of space on either side so if you have 100’ of waterfront, your dockage is only 90’. Here you are only separated from the open sea by the 17th St. Causeway with its 55’ clearance when it’s closed. It will open upon request anytime at 15 min. intervals if necessary. It takes about 20 minutes to get out to sea. The river here is 125’-150’ wide and you can take up 1/3 of the canal including your dock and boat so this area gives you plenty of space for any sized boat. Depth varies so if you have a sailboat with a deep draft, check the nautical charts for accurate information. Along the eastern side of the neighborhood, large homes are on a canal between this and Las Olas Isles. This canal averages 120’ wide and most homes have between 80’-120’ of waterfront. Homes south of Las Olas access the river directly and homes to the north have to travel out to the intercoastal to get to the sea so you also need to go under the Las Olas Blvd. bridge which has a 24’ clearance and opens on demand. The Himmarshee Canal also cuts through the neighborhood. Homes south of Las Olas have direct access to the river but on the north side, you have to go under the Las Olas bridge which is fixed with a 6’ clearance so only smaller powerboats and kayaks in this area.
